Customer-facing residential pricing is quoted primarily as a flat rate based on home size and condition. Prices below are starting rates for normal conditions; final quotes may change after photos, walkthrough, or condition assessment.

Enhanced HEPA / Sanitation
- Add 20% to the applicable residential cleaning price.
- Includes additional HEPA-filtered vacuuming, high-touch surface attention, and enhanced sanitation procedures.
- Specialized remediation, mold, biohazard, and regulated medical-waste services are excluded.

Deep Cleaning
Recommended for first-time customers, seasonal cleaning, homes not professionally cleaned recently, or homes requiring additional detail. May include additional attention to buildup, baseboards, doors, trim, fixtures, kitchens, bathrooms and other items included on the Deep Cleaning Checklist.
Move-In / Move-Out Cleaning
Designed for empty or substantially empty homes. Interior refrigerators, ovens, cabinets, windows and specialty tasks may be quoted separately unless expressly included.
Heavy-Condition Cleaning
Starting at $75 per labor-hour, per cleaner. Homes with excessive buildup, grease, pet hair, clutter, heavy dust, neglected bathrooms/kitchens or other unusually labor-intensive conditions are quoted separately. A condition assessment may be required. Additional chargeable work requires customer approval.

Steam Cleaning Policy
Steam cleaning depends on surface type, area, soil level and accessibility. Approved tile, grout, sealed hard surfaces, bathroom and kitchen surfaces may qualify. Wood, laminate, painted, delicate, porous, unsealed or heat-sensitive surfaces may not be suitable. Large projects may receive a custom flat-rate quote.
Military & First Responder Discount
10% off the first two qualifying cleans.
Available to active-duty military, veterans and eligible first responders. Verification may be requested. Discount may not be combined with other promotional offers unless specifically authorized.
General Pricing Terms
- All prices are starting rates and may change after photographs, a walkthrough or a condition assessment.
- Cleanable square footage excludes areas not included in the service scope.
- Services outside the approved scope require customer authorization.
- Applicable taxes may be added where required.
- Customer-provided access, utilities and agreed consumables must be available at the scheduled service time.
- Recurring residential discounts apply only to qualifying standard residential cleaning and do not automatically apply to deep cleaning, specialty work, equipment services or third-party charges.
- Military & First Responder discount terms apply as stated in this price sheet.
- Commercial and medical pricing uses the higher of the calculated rate or the applicable stated minimum.
- Quotes may be adjusted for unusual access, parking, excessive buildup, pets, clutter, operating restrictions, safety requirements, specialty equipment or unusually high service risk.
Pricing Philosophy
Residential routine cleaning is priced as a customer-friendly flat rate whenever practical, while heavy-condition and specialty tasks may use labor-hour or unit pricing. Commercial and medical work remains primarily square-foot and contract based. This structure rewards crew efficiency while preserving clear customer pricing.
Commercial & Medical Pricing
Commercial and medical facilities are priced individually — primarily by square footage and contract — so the residential rates above do not apply. Tell us about your facility and we will prepare a quote for your scope.
Residential Cancellation & Rescheduling Policy
This policy protects reserved cleaning time, crew wages and travel expenses while giving customers reasonable time to change an appointment. Fees apply only after this policy has been disclosed and accepted.
Rescheduling is free with 48 hours or more notice; later changes and no-shows carry the fees shown in the full policy.
